About the site
Where is the Royal Street site?
Royal Street is 5.4 acres of land and buildings either side of Royal Street and Upper Marsh, located directly opposite St Thomas’ Hospital on the South Bank, in the north of the London Borough of Lambeth. It is bordered by Archbishop’s Park to the south, Carlisle Lane and the railway arches to the east, and Lambeth Palace Road to the west.
Why is The Foundation developing Royal Street?
Through carefully managing and investing its endowment the Foundation is able to sustain its charitable work and leave a legacy for future generations. The Foundation is working with Stanhope to develop a best-in-class scheme that will create more value on the site for local communities and for its partners.
The consented scheme
How have you kept the local community updated?
We consulted extensively on proposals to develop the Royal Street site over a number of years, starting in May 2018 when we first decided to bring forward proposals for the site. The proposals which were submitted, and since consented, were shaped and influenced by a comprehensive community and stakeholder engagement programme between September 2021 and January 2022.
As we now begin delivering on site, we are preparing community newsletters containing the latest news. The first edition, Winter 2025, can be found here.
What is happening to Old Paradise Yard and Oasis City Farm?
Both Oasis Farm and Old Paradise Yard were established on the site as “meanwhile uses”, which means they were installed temporarily on a vacant site that is earmarked for development. The success of both the Farm and Old Paradise Yard have emphasised the need for more community space and flexible workspaces in Central London. That’s why the new scheme will be delivering a substantial amount of affordable workspace, which will allow many more businesses to grow and thrive. Small businesses who were based at Old Paradise Yard during the meanwhile use will be a priority group for the new affordable workspace created at Royal Street.
