New homes

We recognise the need for new homes and especially affordable homes in Lambeth. Royal Street will provide 133 new homes of which at least 50% will be affordable.

New green spaces

A 41% uplift on existing public open space including a new pocket park with an improved entrance to Archbishop’s Park on Carlisle Lane.

Community uses

The new buildings will provide c.3,800 sqm of shops, restaurants, community and leisure uses to create a vibrant mixed-use development that is used by people of all ages.

Better connections

Improvements to Royal Street, Upper Marsh and Carlisle Lane tunnels creating more pleasant and safer routes for cyclists and pedestrians.

Provision of workspace and affordable workspace

Royal Street will be part of a wider innovation district for London providing long-term investment into health and wellbeing. Around 112,000 sqm of new workspace will be provided as well as over 9,000 sqm of affordable workspace – an area comparable in size to Lambeth’s town hall offices.

Jobs

The proposals will bring up to 6,200 jobs to Lambeth and will help local people access high-growth sectors aligning with Lambeth Council’s ambition to be a borough of opportunity.

Buildings designed with a focus on climate resilience including low carbon design features and significantly reduced embodied carbon.

Building A

Will deliver offices and lab-enabled space

  • 12-storey building (c. 54 metres)
  • 300,000 sqft new offices and lab-enabled space  for life science occupiers
  • Ground floor townhall, retail and café space
  • A cycle hub
  • A large outdoor public space with seating

Building B

will deliver homes

  • 15-storey building (c. 60 metres)
  • 133 new homes, with 50% affordable
  • Children’s play-space within a private garden
  • Internal communal rooms overlooking Archbishop’s Park
  • Community space

Building C

will deliver offices and lab enabled space

  • 220,000 sqft offices in a 16-storey building (c. 69 metres)
  • Dedicated cycle hub and shower facilities
  • An accessible terrace for office tenants

    Building D

    will deliver offices and lab-enabled space

    • 390,000 sqft offices and lab-enabled floors in a 16-storey building (c. 72 metres)
    • Active uses on ground floor: retail, cafes and community space
    • Affordable workspace providing spaces for entrepreneurs, start-ups and SMEs

        Building E

        will deliver offices and lab enabled space

        • Commercial building of 16 storeys, including a mezzanine level (c. 66 metres)
        • 325,000 sqft offices and lab-enabled space
        • Ground floor retail, café and cycle parking.
        • A decreased carbon footprint through retaining and re-using the structure of the existing Becket House.
